Nuveen Real Estate, one of the largest real estate investment managers globally, has secured total commitments of over A$1 billion, including co-investment vehicles and transactions, for the first close of its latest Australian commercial real estate debt strategy, further expanding its lending offering in the market.
Canada Pension Plan Investment Board (CPP Investments), through its subsidiary CPPIB Credit Investments Inc., has committed A$300 million to the strategy, alongside Temasek. Both investors are re-investing following their strategic partnership with Nuveen Real Estate on the previous vintage, including a final close in May 2025 with A$650 million in equity commitments. The re-investment also further deepens Temasek’s relationship with Nuveen, following the September 2025 strategic
partnership announced between Nuveen Private Capital and Temasek.
TIAA, Nuveen’s parent company, has also invested alongside both firms in the strategy. To date, the previous Australian Real Estate core-plus debt strategy has committed to A$2 billion of gross loan investments across the platform and associated co-investment vehicles.
This investment comes at a time when well-structured Australian commercial real estate debt offers the potential for a compelling blend of stability, cashflow yields and strong collateral protection — attributes that are increasingly important to investors navigating global volatility.
