CBRE Investment Management Private Infrastructure (Strategies)

CBRE Global Infrastructure Fund (“CGIF”)

CGIF is an open-ended fund whose objective is to build a strong infrastructure return stream that is uncorrelated to an investor’s broader portfolio and that performs consistently over time and across varied market conditions. Consistent with this objective, the Fund’s primary focus is on mid-market core and core-plus sustainable assets characterized by a balance of regulated, long-term contracted and demand-driven revenue streams. The portfolio is globally diverse, focused primarily in OECD geographies and the Fund aims to generate an 8% to 12% net annual return with an average annual cash yield of 4% to 6%.

Separately Managed Accounts (“SMAs”)

CBRE Private Infrastructure’s separate accounts are established for institutions seeking access to infrastructure on a customized basis. These accounts leverage the resources and capabilities of CBRE Private Infrastructure’s business and are customized to suit each client, essentially creating a “fund of one.” CBRE Private Infrastructure typically creates separate accounts for clients investing at least $250 million. The scope of the SMA mandates can vary from developing a broad-based global infrastructure portfolio to a particular mandate focused on higher returning value add and opportunistic infrastructure assets.
