Today, EQT Exeter manages targeted, specialised real estate private equity funds organised by geography (Americas, Europe, Asia), property sector (industrial/logistics, multifamily/living, office/ life science), and risk-return target (value-add, core-plus and core). Each business line is separately managed by dedicated Portfolio Managers and implemented by the relevant regional and country leasing and investment professionals across offices and locations in Europe, the Americas, and Asia. 

Exeter Property Group was founded in 2006 by a seasoned team with a deep real estate legacy and shared investment philosophy. In April 2021, Exeter Property Group combined with EQT AB to form EQT Exeter, which today represents one of the largest real estate investment managers in the world with approximately €29bn of assets under management (as of 30 June 2023).

Investment principles & strategy 

Within its targeted property sectors, EQT Exeter focuses on thematic drivers of tenant demand, which can be divided into the needs of commercial tenants who occupy industrial, office/life science and related tech and business park properties, as well as consumer occupiers who lease apartments, student or senior residences or self-storage facilities. 

Thematic drivers of industrial real estate include global supply chain fulfilment and e-commerce, and accordingly EQT Exeter has been dedicated to serving as the premier provider of warehouse space to global distributors and online retailers. 

In EQT Exeter’s multifamily division, a key thematic driver is the robust job growth from the healthcare, innovation, research and higher education industry cluster. Thus, EQT Exeter aims to serve the rental housing needs of professionals drawn to these ‘meds and eds’ districts within its target US cities. In Europe, EQT Exeter’s living division is focused on the still nascent but rapidly institutionalising multifamily, student, and self-storage asset classes where growth in demand is being driven by the continual urbanisation of key European cities, favourable demographic trends, and sustainable living advancements. 

In the office/life science property sector, EQT Exeter seeks to provide well-established pharmaceutical, biotech, financial services and other large corporate users with the most functional, efficient and well-located commercial real estate. In the US, such assets are typically single-occupier properties in top-tier, close-in suburbs, while in Europe and Asia, EQT Exeter focuses on urban, gateway city locations.
