INDUSTRIAL/LOGISTICS: Realterm focuses its investment program in transportation-oriented logistics hubs. Realterm believes that its target market globally – transportation logistics – is both large and highly fragmented, but remains historically underinvested by the institutional real estate community. Realterm’s target markets generally overlap with primary and secondary industrial markets, including, without limitation: ‘mega’ markets, regional and local distribution markets, major inland ports, and major seaports. These markets are located along or near to major highway transportation routes, transportation nodes and/or large local or regional distribution markets. Strategically located in and around major population centres and primary distribution hubs, transportation logistics properties are the critical high-volume intermediate and last mile freight distribution transfer points that facilitate the efficient flow of goods to their final destination.
Investment principles & strategy
Realterm seeks to invest in transportation-advantaged real assets that meet the space and locational requirements of logistics and logistics- related users. Such characteristics may include outside storage zoning, ample exterior parking and lower building site coverage, among others. The properties in which Realterm invests are expected to be located in transportation-oriented logistics hubs and along the e-commerce transportation backbone in the US, Canada, Europe, and Australia.
