Sector forecasts

OFFICE: Australia’s office sector has remained considerably resilient through COVID-19. While leasing market conditions eased through 2020, positive leasing activity through the first half of 2021 presented ‘green shoots’ for the long-term outlook and cyclical recovery in Australia’s office tenant market.

In particular, demand for high-quality and centrally located offices has strengthened with an acceleration of pre-existing tenant office work pref- erences through COVID -19. The positive impact of these preferences is expected to largely offset any softening in tenant demand due to an expected increase in ‘working from home’. As Australia’s economy and office markets continue to ‘open up’ to COVID -normal settings, we expect Australian office rental growth to gradually accelerate through 2022.

This outlook for solid underlying office demand, combined with a return of rental growth, is supported by a steady pipeline of new office development, and reflected by strong development pre-commitment levels in Australia’s major capital city markets.

Investor demand for Australian office assets has also remained resilient through COVID -19. Limited transaction evidence through 2020-21 has revealed solid pent-up capital demand from a broad range of sources. Following a brief period of hiatus, Australian prime office capital values are coming under renewed upward pressure as capital markets continue to re-activate.

RESIDENTIAL: Build to rent – Australia has continued to experience remarkable growth in house prices, creating immense pressure on both housing affordability and stock. This has been underpinned by consistent long-term economic growth, robust population growth, strong investor demand and a resilient economy through COVID -19.

Given the affordability constraints on housing accessibility combined with the inferior quality of existing rental stock, Australia’s build to rent (BTR) sector is attracting strong interest from both investors and occupiers. Increasingly, millennials are providing a significant and highly captive target market for rental stock, with a strong desire to live in well-serviced areas and a higher propensity to rent while delaying their first home purchases. Investa considers this to be a high-growth and high-demand property sector, and has recently launched its BTR management platform – Indi.

Performance verification

Investa’s flagship wholesale fund, Investa Commercial Property Fund (ICPF), has continued to outperform the MSCI Mercer Australian Core Wholesale Office fund index over the long term.

ICPF has returned 9.5% since inception and outperformed the MSCI benchmark over three years and remains the top performing fund over five and Insurance companies 10% seven-year horizons (as at 30 June 2021).
