IRE offers a range of investment strategies for institutional investors. The choice of strategy and investment vehicle depends on our client’s objectives, risk appetite and capital available for investment.
We have a strong track record of delivering strategies throughout a number of real estate cycles. As a cross-border specialist with consistent access to off-market opportunities, our team of local market experts work together with IRE’s dedicated research team, and with our clients’ interests in mind, to invest in the right markets, at the right time.
Real estate solutions are available on a separate account basis (alone or with a small group of investors); via pooled funds (open-end or close-end funds); or by way of club investments. Our strategies invest in the main commercial sectors as well as hotels and multi-family/ residential (private rented sector) and across the major global real estate markets. We currently manage $80.3bn of real estate assets globally for our clients, with around 520 staff across 21 offices.
Investment principles & strategy
We have been managing separate accounts and pooled funds throughout a number of real estate market cycles and have been active but selective in our transactions programme during these periods. We believe we have the expertise to know where and when to invest and, with our network of global relationships, we can access off-market direct real estate deals.
Our investment strategy is based on top-down economic fundamentals combined with bottom-up local market intelligence. The starting point for achieving our investment objectives is to develop our general view of the real estate markets (called the ‘House View’).
The House View is IRE’s collective belief of the way our firm should invest in the institutional real estate markets to help achieve our clients’ investment objectives and is comprised of:
- Target weightings by property type for IRE’s model portfolio
- Market ratings for each qualified market
- Investment strategies for each market targeted for investment
The system for developing the House View is dependent on the input and participation of all IRE’s investment professionals. Every member of the research, transactions, asset management and portfolio management groups is involved.
This team-based approach ensures clarity in understanding the current opportunities and risks in the market, along with providing the team with a specific plan to execute and achieve the objectives.

Strategic corporate development
Our sole business is managing investments, working with our clients’ interests in mind and concentrating on the delivery of returns. We are not a bank, brokerage house or an insurance company, nor do we have any other real estate related businesses (such as leasing or property management) that can distract or conflict with our fiduciary responsibilities, or detract from our focus on performance.
Our global business has grown organically and through selective acquisitions since 1983. Our experts have the experience and the knowledge needed to seek to deliver investment returns in an increasingly complex environment. We believe our diversified global platform has positioned us well against our competitors and has enabled us to maintain a senior staff with low turnover.
