EQT Exeter is focused on acquiring, developing, leasing and managing logistics/industrial and multifamily/living assets globally. As a hands-on, active operator with more than 50 offices and 450+ employees globally, EQT Exeter combines local execution and global scope to deliver superior real estate solutions to its tenants. EQT Exeter’s approach to real estate investing is distinguished by the following four principles: local presence; in-house leasing; in-house design and development; and prolific small- and mid-cap investment sourcing. These fundamental pillars have guided EQT Exeter’s growth over the last 18 years, resulting in consistent investment execution and providing its investment partners with some of the industry’s leading and most consistent value-add, core-plus and core returns.

Today, EQT Exeter manages targeted, specialised real estate private equity funds organised by geography (Americas, Europe, Asia), property sector (industrial/logistics & multifamily/ living), and risk-return target (value-add, core-plus and core). Each business line is separately managed by dedicated portfolio managers and implemented by the relevant regional and country leasing and investment professionals across offices and locations in Europe, the Americas, and Asia.

Exeter Property Group was founded in 2006 by a seasoned team with a deep real estate legacy and shared investment philosophy. In April 2021, Exeter Property Group combined with EQT AB to form EQT Exeter, which today represents one of the largest real estate investment managers in the world with approximately €30bn of assets under management (as of 30 September 2024).

Investment principles & strategy

Within its targeted property sectors, EQT Exeter focuses on thematic drivers of tenant demand, which can be divided into the needs of commercial tenants who occupy industrial properties as well as consumer occupiers who lease apartments, student or senior residences or self-storage facilities.

Thematic drivers of industrial real estate include global supply chain fulfillment and e-commerce, and accordingly EQT Exeter has been dedicated to serving as the premier provider of warehouse space to global distributors and online retailers.

In EQT Exeter’s US multifamily division, a key thematic driver is rental demand fuelled by long-term favourable market fundamentals, including a necessity-based rental market due to housing unaffordability, low housing supply, and outsized job growth, particularly within the healthcare, innovation, research and higher education sectors. In Europe, EQT Exeter’s Europe living division is focused on the still nascent but rapidly institutionalising residential, student, and self-storage asset classes where growth in demand is being driven by the continual urbanization of key European cities, favourable demographic trends, and sustainable living advancements.
