Recent highlights

  • Dexus launched the Wholesale Airport Fund in June 2023 and successfully raised above target equity.
  • The Dexus Community Infrastructure Fund (CommIF) and Dexus Core Infrastructure Fund (DCIF) acquired an interest in the consortium that manages and maintains the Royal Adelaide Hospital under a PPP.
  • The Dexus Diversified Infrastructure Trust (DDIT) and CommIF acquired a newly developed 731 bed facility from the Australian National University in Canberra, bringing the total Dexus portfolio of on-campus beds to over 7,000 across leading Australian universities.
  • At 30 June 2023, the Dexus Diversified Infrastructure Trust (DDIT) paid a 1.35% distribution and offered a dividend reinvestment plan which was taken up by 5.4% of investors.
  • The strong airport passenger performance and demand for student accommodation during the June 2023 quarter continues to build and are positive signs for the performance outlook of Dexus’s infrastructure funds.

Investment process and research

Dexus has infrastructure expertise investing across the risk spectrum through a number of funds with differing target returns. The Dexus infrastructure investment strategy focuses on the mid-market.

Investment opportunities are assessed against risk appetite and portfolio fit. Investment decisions consider Dexus’s existing sector experience, capability, and priority of the opportunity against competing projects. A due diligence process is undertaken on prospective investments, utilising advisor support and potential recruitment for ongoing asset management. Investment decisions are made based on clear and tangible analysis of competitive advantages against other bidders, such as sector expertise, partnerships or risk sharing. The investment process is overseen by the Dexus Infrastructure Investment Committee, which includes two external independent members.

Dexus has an internal research team which provides analysis to drive strategy and investment decisions. The team sources economic and industry data from best-in-class external sources, market intelligence from external consultants, real time data from Dexus’s portfolio, and on-the-ground feedback from internal teams. The team conducts a regular ‘house view’ to forecast market growth and performance. Projections are used in asset planning and support capital transaction decisions.
