Investment principles & strategy

PAG is a leading player in real estate and real estate-related debt across Asia Pacific, with activity driven by two of its three main strategies: PAG Real Assets and PAG Credit & Markets. 

PAG Real Assets is one of Asia’s largest and most experienced real estate investment platforms. Founded in 1997 as Secured Capital Japan, PAG Real Assets has executed more than 500 real assets transactions representing over $43bn in total capital. Our investments are based on the fundamental strategies of buying at a discount to intrinsic value; taking a dual ‘bottom up, top down’ approach to asset identification and management; pursuing and protecting risk-adjusted returns; and diversifying across geographies to spread risk and capture opportunity. 

Within PAG RA there are three fund strategies. The SCREP series focuses on opportunistic real estate investments in hard assets as well as corporate M&A restructuring and distressed debt across sectors in mature APAC markets. The PREP series focuses on core-plus/value-add investments with a primary focus on the office sector in major cities in mature APAC markets, as well as the multifamily sector in Japan. The REN series focuses on physical renewable energy assets in Asia, primarily solar investments. 

PAG Credit & Markets is the largest private debt investor in Asia Pacific by net committed capital, with a focus on real estate-backed and real estate-related debt. Among other fund strategies, the PAG Credit & Markets team manages a Loan Fund series which engages in direct lending opportunities, focused on originating well-structured, downside-protected, senior secured and mezzanine loans with a preference for asset-backed financing on a bilateral basis. Across the fund series, real-estate backed lending comprises 90–100% of the portfolio.

Strategic corporate development

In addition to its flagship opportunistic and core-plus/value-add real asset funds, PAG continues to focus on expanding its investments in both the digital infrastructure and renewables sectors. PAG has launched FLOW Digital Infrastructure (www.flowdigital.com), which invests in and operates data centres and other key digital assets around Asia, and PAG Renewables (www.pagrenew.com), which develops, builds, operates, and invests in renewable energy infrastructure across Asia Pacific.
