GLL Real Estate Partners GmbH is a real estate fund manager, providing institutional investors with access to investment opportunities in office, retail, and industrial property. GLL was formed in 2000 by three senior executives of HypoVereinsbank, in a joint venture with Lend Lease Corporation and Assicurazioni Generali. Over nearly two decades GLL has led over €14bn of investment into the real estate sector, and built an international team of ~130 investment professionals across 16 locations in 12 countries. In 2018 GLL became the real estate equity investment platform for Macquarie Infrastructure and Real Assets, a division of the Macquarie Group. On behalf of its investors, GLL invests in Europe (Central and Eastern Europe, the UK and Western Europe), the Americas (the US, Peru, Chile and Mexico) and Australia. GLL has established local offces and strong networks in these key markets – helping it to identify opportunities that deliver value for its institutional client base. Due to its track record, GLL is recognised as a trustworthy and dependable investment partner. This reputation offers GLL access to strong dealflow, and provides vendors, banks, and other market participants with confidence when interacting with GLL. Today, GLL is trusted to manage €7bn on behalf of investors. The GLL group offers AIFM-compliant vehicles regulated under Luxembourg and German law.

Investment principles & strategy

GLL offers different strategies for institutional investors including distributable income return, capital preservation and capital appreciation – depending on the individual requirements, market environment and strategic approach. GLL’s research team plays a critical role in product development, the investment and asset management processes and provides ongoing in-depth-analysis of all relevant market parameters from internal and external sources, which are used to develop clear strategic guidelines. GLL’s internally developed rating tool, the GLL Real Estate KiteTM, illustrates all relevant quantitative and qualitative real estate performance data, including market liquidity, leasing potential, economic stability, stability of returns, price attractiveness. The combination of these five dimensions enables an early assessment of market shifts. On a return perspective, this scoring approach enables GLL Research to quantify risk premiums on top of the risk free return for individual markets, defining thus the market‘s ‘‘required returns” and compare these to GLL’s ‘‘expected return” – derived from diligent forecasts on rents, rental performance and yields for the individual markets. Thus the Kite Analysis provides the mindset for a transparent, objective and ongoing strategy discussion with fund managers and clients.

Strategic corporate development

GLL will continue its business strategy via organic growth. New funds and mandates will be added carefully. GLL will continue to invest into Europe (Central and Eastern Europe, the UK and Western Europe), the US, Latin America and Australia. These diverse markets offer opportunities to preserve value and generate growth. The partnership with MIRA will bring together two highly successful teams with a strong track record to achieve global coverage in terms of investment markets and investor origin. Furthermore it provides GLL with access to MIRA’s global investor base and balance sheet and enables GLL to lead the development of MIRA’s unlisted equity real estate offering in Europe and the Americas. This partnership enables the development of new opportunities for clients, staff and business partners using MIRA and GLL’s respective skill sets. 


GLL’s funds are domiciled in Luxemburg and Germany and most of them are subject to the Alternative Investment Fund Directive (AIFMD) and so GLL falls under the supervision of the national Authorities (CSSF/BaFin).
