CORPUS SIREO is a multi-disciplinary real estate service provider. The company operates as a fund and asset manager, investor and project developer in Germany and other European countries. It also acts as a co-investment partner for pan-European real estate investments. CORPUS SIREO employs approximately 515 staff at 11 locations in Germany and Luxembourg, and is an independent business unit of Swiss Life Asset Managers. With companies in Switzerland, France and Germany, Swiss Life Asset Managers manages real estate assets with a total value of more than €63bn (as of 30 June 2016).

We set up customised investment vehicles for German and international investors. We manage them actively and in a performance- oriented manner from Germany and Luxembourg in line with the investment objectives, closely liaising with our customers. We consider ourselves to be a genuine owner representative: For our customers, we identify the “right assets” and structure the entire acquisition process, from property sourcing, due diligence and purchase agreement negotiations right through to the point of transfer to asset management.

For investors, financing banks and companies with own holdings, we unlock the potential of their assets by offering them services across the entire real-estate-life-cycle: from analysis and valuation, management and development right through to marketing. Our customers benefit from customised services for the asset classes Office, Retail, Healthcare, Logistic & Light Industrial as well as Residential.

In addition to selected commercial projects throughout the whole of Germany, we complete approximately 500 residential units every year, with a marketing volume of almost €200m. We have a holistic approach for the implementation process: From project planning and construction right through to sales to private or institutional investors.

Strategic corporate development

CORPUS SIREO is planning further growth, particularly for fund business and third party asset management. Over the next four years, the company aims to considerably more than double the fund volume under its management, currently amounting to around €1.7bn. To this end, CORPUS SIREO plans to offer new fund products for institutional investors and for new target investor groups not just from Luxembourg but also from Germany in the future.

CORPUS SIREO launched four new funds since 2012 and also performs vari- ous consulting mandates for institutional investors. We intend to significantly increase this rate over the coming years, particularly by taking advantage of our opportunities with pension funds more actively. In addition, we wish to tap new markets in Scandinavia, Eastern Europe and Austria. This may be done through investments in these regions or by establishing new branches.

CORPUS SIREO acts as a partner for co-investments in Europe together with its parent company Swiss Life Asset Managers. For this purpose, the company is targeting special asset classes such as healthcare and technology alongside the established ones like residential, office and retail. The company also uses the alignment of interests thus gained to leverage profits from third-party asset management mandates.
