Originally formed in 2008 as the global centre of expertise for real estate investing for the Allianz group, Allianz Real Estate develops and executes tailored portfolios and investment strategies worldwide for Allianz insurance companies and pension funds as well as a range of third party clients. The firm was transferred under the leadership of PIMCO in 2020.
Allianz Real Estate takes a long-term approach to managing investments and sees itself as a long-term investor and partner. This is why Allianz Real Estate’s primary focus is on core and core+ opportunities focusing on properties with a “Prime” element. Defining Prime as high quality assets where we look for that quality in building location, operator, developer, partner and manager.
Currently we employ equity across Europe, Asia and the US with a primary focus on direct approach for Core, joint ventures for Value Add and funds for Opportunistic as well as asset classes that require specific operational knowhow (e.g. logistics and student housing).
Alongside this, we invest in US and European financing, focusing mainly on Senior Core and partially on Senior Enhanced debt.
With €71 billion assets under management and over 460 investment professionals at the end of September 2020, Allianz Real Estate invests globally but manages properties locally with a focus on income producing investments, balancing with total return plays.
Investment principles & strategy
Allianz Real Estate’s investment philosophy is grounded on the needs of its liability driven investors. It is in the nature of international insurance businesses and pension funds to have a long term global perspective and the requirement for stable and reliable returns. As such, our philosophy is focused on the following four principles: 1) long term view, 2) assurance of stable, continuous and mostly predictable cash flows, 3) investment profiles that are sufficiently robust to perform throughout global and local economic cycles, and 4) diversification among asset classes, countries and strategies.
Allianz Real Estate is a prudent, sustainable investor who understands the challenges of investing for policy holders and pension funds. We aspire to become the real estate manager of choice for pension funds and insurance businesses around the world. The strategy for our business’ growth is diversification: by geography, strategy, investment style and asset class. By leveraging our industry and structuring knowhow we are now opening our capabilities to third party businesses who wish to invest alongside Allianz.
Strategic corporate development
In 2008 Allianz Real Estate was formally structured into a global center of expertise for real estate investing which brought the real estate teams of the various Allianz businesses together into a single and focus real estate group. In 2018, Allianz Real Estate announced its intention to offer its real estate investment expertise to third party clients. Entering the third party market is a way to diversify our client base, expanding our business beyond our Allianz mandate and enabling us to continue to build ourselves into one of the top real estate investment managers in the world. This strategic path included the opening of several offices across our global business, alongside a considerable increase in headcount, facilitating the expansion of our origination and asset management teams on the ground and expanding our capacity and range of capabilities to support our AUM growth and growing client base. In 2020, Allianz Real Estate was transferred under the leadership of PIMCO.
